Are you trying to find a house to make your home? Are you frustrated with the choices and being in multiple offer situations? If this is you, there are options to consider.

1) New Construction IS an option... Find a builder that can build you the home you are looking for! It is important to align yourself with the right builder! Some builders will not allow you to make any changes to an existing floor plan and will not allow you to bring your floor plan to them to build. BUT, that are other builders that will allow you to make as many changes as need be to get you the home you have been looking for! And don't worry!!! This second options isn't going to cost you one of your arms or legs :) Many builders have split level floor plans that start at 199k + lot!  

2) Discuss a rehab loan with your lender... Instead of finding the perfect home, find a home that has the potential to be your perfect home. The rehab loan may help you buy THAT house that you can make your home with a little bit of work.

Take Note!

     a) A rehab loan is going to require that you obtain bids (plural) for the work that you want done to the house!

     b) If you are a handy person or married to someone who is handy, you are not able to do any of the work yourself.
